01 / THE APPOINTMENT DECISION

A considered home.
A considered delivery plan.

Luxury finishes and specialist systems need clear responsibilities and evidence. Ask how your chosen contractor proposes to manage the work on your project.

01

The portfolio may not identify who will run your job

Check the named project manager and site supervisor, their stated roles on comparable work, proposed allocation and evidence still requiring confirmation.

02

A finish specification needs a quality-control process

Identify the samples, mock-ups, inspection records and specialist interfaces proposed for stone, bespoke joinery and smart-home work within your package.

03

Quotations and claims can leave important questions open

Review listed scope, exclusions, allowances and the proposed evidence supporting payment milestones. Clarify how changes will be recorded and approved.

04

Handover needs an owner and an evidence trail

Set out the documents, defects records, response responsibilities and close-out evidence to discuss before appointment, using the supplied contract requirements.

02 / OUR ROLE

Your owner-side adviser.
A defined pre-appointment review.

We connect the agreed quotation, proposed personnel and delivery controls so you can make a better-informed appointment decision. Findings separate supporting evidence, contractor statements and missing information.

This package ends with written findings and a strategy session. Construction-phase representation, live quality inspections, payment assessments and defects follow-up require separate appointments.

HOW THE REVIEW WORKS

Review the commitments.
Set the evidence expectations.

QUALITY

Agree how quality will be evidenced

Define the proposed sample/mock-up approvals, hold points, inspection records and specialist responsibilities for the finishes in scope. The appointed team must agree and implement them.

PAYMENT & CHANGES

Agree the evidence before the claim

Record milestone deliverables, supporting records and variation approval steps against the proposed appointment. Deposits and approved off-site materials need their own agreed evidence basis.

HANDOVER & DEFECTS

Plan the close-out before starting

List required handover information, outstanding-work records, defects contacts and closure evidence. Record the agreed defects period and notification process from the supplied terms.

Senior judgement, grounded in delivery.

Led by Taj Nadzuni, drawing on 19+ years of GCC fit-out experience. Career experience from previous roles; this is not a claim of PathToVia project commissions.

Luxury Residential Contractor & Proposal Review

Construction-phase owner representation is scoped and quoted separately.

What the RM2,800 fee covers

One residence, one agreed fit-out package or defined zone, one contractor quotation revision and the agreed named site leadership review—up to one proposed project manager and one site supervisor. Includes written findings, proposed quality/payment/handover frameworks and one 75-minute strategy session.

We confirm document volume, personnel evidence access, reference follow-up limits, disciplines, scope and delivery date before appointment. Additional quotations, personnel, zones, investigations, revised submissions and ongoing monitoring are separately quoted.

If the design itself is not ready for pricing, consider the Luxury Design Package & Brief Validation. This contractor review does not replace missing design development.

WHAT THIS REVIEW ESTABLISHES

Evidence assessed.
Delivery responsibilities preserved.

Personnel checks assess available, authorised records and relevant project-role evidence. Responses, claimed experience and future availability are not guaranteed; limitations are recorded. Full financial, insurance and registration checks are not included unless expressly scoped.

Quality protocols are proposed project-specific checkpoints, not active site inspection or a guarantee of workmanship. Material suitability, engineering, specialist installation and technical approvals remain with the appointed designers, suppliers and contractors.

The progress-claim framework sets out proposed evidence and review responsibilities using the supplied terms. It does not certify payment entitlement, value completed work or override agreed deposits and off-site payment arrangements. Actual claim verification, measurement and certification are separate services.

The handover/defects checklist records the proposed responsibilities, documents and closure evidence for the agreed scope; it does not provide post-handover defects management. Legal drafting, interpretation, disputes and enforcement require an appropriately qualified lawyer.

Before we begin

  • We confirm eligibility, the exact document list, revision baseline, deliverables and delivery date in writing before you appoint us.
  • The listed fee covers the agreed review and included call or workshop. One consolidated clarification response on the delivered findings is included; revised submissions, further meetings and expanded scope need a separate quotation.
  • Any applicable taxes, travel or third-party report costs are disclosed in the written quotation before acceptance. No additional paid work starts without agreement.
  • Findings identify the evidence reviewed, assumptions, missing information and limitations. They support your decision; they do not guarantee cost, programme, contractor performance or an issue-free project.
  • Ongoing owner representation, site supervision and project oversight are separate appointments. Professional design and delivery responsibilities remain with the appointed teams.
