01 / THE TRUTH ABOUT TURNKEY

A simple promise.
A detailed commitment.

One contract, one price, one team can simplify delivery. Your exposure still depends on the documents, assumptions and responsibilities behind that offer.

01

A single contract can still leave scope gaps

Review the listed works, responsibility boundaries and completion requirements. The word “turnkey” alone does not explain what the contractor has included.

02

Exclusions can sit across several documents

Read qualifications, preliminaries and specifications together. Identify discrepancies and items requiring clarification before appointment.

03

Client obligations can create cost exposure

Access, approvals, direct purchases and information deadlines can affect delivery. Make those dependencies visible before agreeing the programme.

04

A completion promise needs clear commercial terms

Review the stated completion milestones, delay assumptions and liquidated damages provisions commercially. Refer questions of legal drafting and enforceability to your appointed lawyer.

02 / WHAT WE BRING

A CLEAR ADVISORY BOUNDARY

Commercial exposure reviewed.
Specialist questions identified.

The liquidated damages review considers the stated rate or cap, completion milestones and recorded commercial assumptions against the information provided. The payment review considers deliverables, supporting evidence and the balance between payment and recorded progress.

This is not a legal opinion on validity, enforceability or entitlement. Contract drafting, legal interpretation, disputes and legal advice require an appropriately qualified lawyer. Technical certification, quantity surveying valuations and ongoing contract administration are separate scopes. We identify missing information and matters requiring specialist review.

Before we begin

  • We confirm eligibility, the exact document list, revision baseline, deliverables and delivery date in writing before you appoint us.
  • The listed fee covers the agreed review and included call or workshop. One consolidated clarification response on the delivered findings is included; revised submissions, further meetings and expanded scope need a separate quotation.
  • Any applicable taxes, travel or third-party report costs are disclosed in the written quotation before acceptance. No additional paid work starts without agreement.
  • Findings identify the evidence reviewed, assumptions, missing information and limitations. They support your decision; they do not guarantee cost, programme, contractor performance or an issue-free project.
  • Ongoing owner representation, site supervision and project oversight are separate appointments. Professional design and delivery responsibilities remain with the appointed teams.
