01 / THE DESIGN-STAGE REALITY

A compelling image.
A different level of information.

For private homeowners and residential developers, the next question is what the design package allows the delivery team to understand, coordinate and price.

01

A visual concept may leave pricing questions unanswered

Identify missing dimensions, details, schedules and responsibility boundaries in the agreed package. Record what needs clarification before a contractor can price on a consistent basis.

02

A specified finish may not fit the procurement window

Review available supplier information, lead-time assumptions and substitution constraints. Identify where availability needs confirmation and where the designer should consider evidenced alternatives.

03

Budget decisions may lack clear approval boundaries

Clarify what the brief says about budget, substitutions, allowances and owner approval of changes. Make unresolved decisions visible without assuming the designer or contractor has accepted them.

04

Services may not be coordinated with the interior intent

Review available air-conditioning, lighting, electrical and smart-home information against interior drawings. Flag interfaces for the responsible designers and engineers to resolve.

02 / OUR ROLE

On the owner’s side.
Alongside your designer.

We review the agreed design package against your brief and contractor-pricing needs. The output identifies gaps, dependencies and decisions for your team to address.

PathToVia does not replace your designer, certify the design or guarantee buildability and final cost. The designer and appointed specialists retain responsibility for design development, technical resolution and approvals.

HOW THE REVIEW WORKS

One package.
A deliberate readiness check.

01 / AGREE THE INPUTS

What are we reviewing?

Define the residence, package or zone, drawing revisions, owner brief and budget parameters. Identify missing inputs before confirming a suitable scope.

02 / CONNECT THE INFORMATION

What is supported by evidence?

Keep the design intent, technical information, supplier evidence and commercial assumptions distinct. Mark missing information as unverified.

03 / PRIORITISE THE ACTIONS

What happens before pricing?

Record each material issue, its proposed owner and closure evidence. Discuss whether the reviewed package is ready, needs amendments or should await critical information.

Senior judgement, grounded in delivery.

Led by Taj Nadzuni, drawing on 19+ years of GCC fit-out experience. Career experience from previous roles; this is not a claim of PathToVia project commissions.

What the RM2,200 fee covers

One residence, one agreed design package or defined zone, one document baseline and one contractor-pricing decision. Includes a written gap/pricing-risk register, prioritised recommendations and one 60-minute session with you and your designer.

We confirm document volume, services interfaces, available supplier evidence, review boundaries and delivery date before appointment. Whole-home or multi-unit reviews, extra zones, revised submissions, sourcing exercises and follow-up verification are separately quoted.

Useful inputs include your written brief, budget parameters, drawing/detail package, finishes and equipment schedules, services drawings and available supplier information. We agree a document-sharing route after the initial enquiry.

A CLEAR DESIGN-STAGE BOUNDARY

Readiness findings.
Professional responsibilities preserved.

Services interface review uses the supplied drawings and schedules. Engineering calculations, statutory submissions, safety certification, redesign and specialist modelling remain outside this advisory review. Missing M&E or smart-home information is recorded as a gap rather than presumed coordinated.

Specification findings use the available, dated evidence. Supplier outreach and alternative-product sourcing must be expressly included in the agreed scope. Stock, lead times, suitability and substitutions require confirmation by the supplier and responsible designer; they are not guaranteed by this review.

Pricing risks identify unclear information or assumptions that may affect contractor quotations. They are not a quantity surveying valuation, guaranteed final price or prediction that a contractor will claim a variation.

The design-protection checklist identifies commercial topics such as specification baselines, substitution approval, design changes and responsibility boundaries for discussion with your appointed lawyer. It does not draft clauses, interpret legal rights or provide legal advice. Owner/designer approval and action closure remain with the appointed parties.
