19+ YEARS OF GCC FIT-OUT EXPERIENCEINDEPENDENT OWNER PERSPECTIVEKUALA LUMPUR · MALAYSIA

01 / THE REALITY

A convincing pitch.
But is it a credible plan?

A persuasive proposal is a starting point. Check the contractor’s relevant experience, available capacity and supporting evidence before making your appointment.

01

Have they delivered comparable office projects?

Review the contractor’s role, project scale, scope and completion evidence. Similar photographs alone do not establish comparable delivery experience.

02

What do previous clients say about delivery?

Ask references about coordination, changes, communication and completion. Record the evidence received and any reference that could not be reached.

03

What evidence supports their current capacity?

Review the proposed team, current commitments and available financial information. Identify missing evidence and questions requiring clarification.

04

Are registration and insurance records current?

Check the named entity, registration details and available insurance documents as at the review date. Registration does not itself guarantee delivery quality.

These are questions to ask before appointment. Detailed rate benchmarking, programme validation or MEP design review can be scoped separately.

WHAT A CHECK CAN TELL YOU

Clear findings.
Visible limitations.

Checks use available records and documents supplied or authorised for review. Financial checks assess the information available at the time; they are not an audit or a guarantee of solvency. Insurance and CIDB findings reflect the evidence and status checked.

Reference calls depend on contact availability and consent. The report identifies unsuccessful contact attempts, missing evidence and any checks that could not be completed. The appointment recommendation is advisory; you retain the appointment decision.

Before we begin

  • We confirm eligibility, the exact document list, revision baseline, deliverables and delivery date in writing before you appoint us.
  • The listed fee covers the agreed review and included call or workshop. One consolidated clarification response on the delivered findings is included; revised submissions, further meetings and expanded scope need a separate quotation.
  • Any applicable taxes, travel or third-party report costs are disclosed in the written quotation before acceptance. No additional paid work starts without agreement.
  • Findings identify the evidence reviewed, assumptions, missing information and limitations. They support your decision; they do not guarantee cost, programme, contractor performance or an issue-free project.
  • Ongoing owner representation, site supervision and project oversight are separate appointments. Professional design and delivery responsibilities remain with the appointed teams.
