01 / THE CHALLENGE

Efficient in principle.
Exposed at the interfaces.

Design & Build sounds efficient until the drawings, specifications, scope and delivery plan stop telling the same story.

01

The design team promises what the delivery team can’t execute

Reconcile design and tender information so practical constraints, missing details and unresolved decisions are visible before construction.

02

Material substitutions erode your design quality

Compare the specified finishes and materials against the tender offer. Record proposed substitutions, deviations and decisions requiring owner approval.

03

Coordination gaps between ID and M&E create site conflicts

Review the interfaces between interior design and mechanical and electrical information, and identify clashes or gaps for the responsible teams to resolve.

04

Your “fixed price” becomes variable through variations

Identify drawing discrepancies, unclear package boundaries and unresolved assumptions that could lead to variations.

02 / OUR SOLUTION

Independent owner representation that speaks both design and delivery.

Bring your design intent, technical interfaces and commercial priorities into the same conversation—before the gaps become site decisions.

WHAT TO PREPARE

A useful audit starts
with the right information.

Provide your current design and tender drawings, specifications, contractor scope, available M&E information and project brief. We agree which revisions form the review baseline and identify missing information in the findings.

The audit is a document-based coordination review within the agreed scope. Specialist BIM modelling, engineering calculations, redesign and certification are separately scoped. Workshop timing depends on your teams' availability; the appointed designers and contractors remain responsible for resolving and implementing their work.

Before we begin

  • We confirm eligibility, the exact document list, revision baseline, deliverables and delivery date in writing before you appoint us.
  • The listed fee covers the agreed review and included call or workshop. One consolidated clarification response on the delivered findings is included; revised submissions, further meetings and expanded scope need a separate quotation.
  • Any applicable taxes, travel or third-party report costs are disclosed in the written quotation before acceptance. No additional paid work starts without agreement.
  • Findings identify the evidence reviewed, assumptions, missing information and limitations. They support your decision; they do not guarantee cost, programme, contractor performance or an issue-free project.
  • Ongoing owner representation, site supervision and project oversight are separate appointments. Professional design and delivery responsibilities remain with the appointed teams.
