01 / THE CROSS-BORDER CHALLENGE

Different interfaces.
One connected plan.

Cross-border setup needs a shared view of the decisions, documents and responsibilities. Make the assumptions visible while there is still time to clarify them.

01

Approval routes and dependencies need local confirmation

Identify the premises, intended works, landlord requirements and relevant authority contacts. Record who must confirm requirements and which decisions affect the programme; do not assume a Singapore approval process applies.

02

SGD budgets and MYR commitments need a consistent basis

Separate scope differences, pricing dates, currency assumptions, taxes to be confirmed and payment milestones. A currency conversion alone is not a like-for-like fit-out cost comparison.

03

Local contractors need to understand your HQ requirements

Translate expectations into project-specific criteria for quality, supervision, reporting and handover. Screen the agreed contractor information against those criteria rather than relying on an undefined “Singapore standard”.

04

HQ approvals and site decisions can drift apart

Set named decision owners, approval limits, reporting cadence and escalation routes between Singapore HQ and the Malaysian project team.

05

Tax and compliance questions need the right adviser

Identify payment parties, proposed services and questions for the appointed tax or legal adviser. Withholding tax is not assumed to apply to every cross-border payment; applicability and treatment require transaction-specific confirmation.

02 / OUR VALUE

Bridge HQ expectations
with the local delivery plan.

Define the information your Singapore team needs, the actions your Malaysian delivery team owns and the points requiring local professional confirmation. The founder’s GCC fit-out delivery experience informs the planning approach.

Senior judgement, grounded in delivery.

Led by Taj Nadzuni, drawing on 19+ years of GCC fit-out experience. Career experience from previous roles; this is not a claim of PathToVia project commissions.

Before the commitments.

Cross-Border Fit-Out Setup Package

Full project setup and ongoing oversight are scoped and quoted separately.

What the RM3,500 fee covers

One Malaysian office site, one agreed set of project and budget inputs, initial capability screening of one named contractor, setup roadmap, budget calibration, specialist question checklist, reporting protocol and templates, plus one two-hour strategy workshop.

We confirm information availability, comparison inputs, project complexity, disciplines, document revisions, deliverables and timing before appointment. Additional sites, contractor shortlists, detailed investigations, submissions, site visits or ongoing reporting need a separate quotation.

PLANNING SUPPORT & SPECIALIST CONFIRMATION

Make the assumptions visible.
Assign the right confirmations.

The roadmap records approval questions, likely dependencies and responsible parties for the identified premises and works. Applicable requirements and processing dates must be confirmed with the landlord, relevant authority and appointed local professionals. The package does not obtain permits or guarantee approval dates.

Budget calibration compares agreed scope, supplied cost information, pricing dates and currency assumptions; it is not a guaranteed market quotation, saving or exchange rate. Payment structure discussion supports planning and does not provide currency dealing, hedging or investment advice.

The tax and compliance checklist identifies questions for your qualified tax and legal advisers. It does not determine withholding tax applicability, treaty entitlement, tax rates or filing obligations. These depend on the actual arrangements and require specialist confirmation.

Initial contractor screening checks the supplied capability information against agreed HQ expectations. Full financial, insurance, registration and three-project reference checks are the separate Contractor Due Diligence Package; a multi-contractor selection exercise is also separately scoped. Template setup does not include ongoing site reporting.

  • We confirm eligibility, the exact document list, revision baseline, deliverables and delivery date in writing before you appoint us.
  • The listed fee covers the agreed review and included call or workshop. One consolidated clarification response on the delivered findings is included; revised submissions, further meetings and expanded scope need a separate quotation.
  • Any applicable taxes, travel or third-party report costs are disclosed in the written quotation before acceptance. No additional paid work starts without agreement.
  • Findings identify the evidence reviewed, assumptions, missing information and limitations. They support your decision; they do not guarantee cost, programme, contractor performance or an issue-free project.
